A buyer new to town used to open Google, scan a few agent profiles, and call one. A growing number now ask ChatGPT or Perplexity "who is a good buyer's agent in this area." The assistant names two or three people. Generative Engine Optimization, or GEO, is the work that decides whether you are one of the names.
What GEO means for a real estate agent
GEO means structuring your online presence so AI search engines can read you, understand what you do, and cite you when someone asks for an agent. It is not the same as ranking on Google. An agent can sit in Google's local pack and still be invisible the moment a buyer asks an AI assistant instead of typing a search.
Is this actually happening yet?
Partly. A July 2026 NAR survey found about 20% of prospective buyers and homeowners had used an AI tool for homebuying research. At the same time, real estate has one of the lowest AI Overview trigger rates of any major industry, so the volume of AI-driven agent searches today is still modest. The honest read: this is early. Being early is good for getting established before your market does, and it means you should not expect a flood of leads next month.
The part GEO can fix, and the part it cannot
Your AI visibility as an agent has two halves. The on-site half is your own website: whether crawlers can read it, whether it uses real estate structured data, whether it plainly answers the questions buyers and sellers ask. That half is fully in your control, and it is the half GeoRoar generates fixes for. The off-site half is your reviews, your Google Business Profile, and the third-party sites AI engines trust. Research keeps pointing to those off-site signals as a big driver of which agents get named. No tool, including ours, can hand you five-star reviews or guarantee an engine will pick you.
Where to start
Check before you guess. GeoRoar runs a free audit that scores any agent website against a fixed 100-point rubric across six categories, and returns your score and the specific gaps in about 30 seconds with no sign-up. From there you can fix it yourself, or have the fixes generated for you. The other posts in this hub go deeper on each piece: schema, content, reviews, hyperlocal queries, and how to measure whether any of it is working.
