GEO is worth doing. It is also surrounded by overpromising. Here are the mistakes we see agents make, including trusting vendors who guarantee things no one can.
The mistakes
- Believing a guarantee. No one can promise ChatGPT will name you. The engines are black boxes that change constantly. Anyone who guarantees placement is selling a story.
- Treating GEO as a Zillow replacement. Zillow sells leads; GEO improves visibility odds. They are not the same purchase, and swapping one for the other will disappoint you.
- Doing on-site work and ignoring reviews. For agents, off-site trust signals carry real weight. A perfect site with no reviews still reads as an unknown.
- Overspending on llms.txt and "AI tricks." Fix crawler access and structured data first. Those move the needle. Novelty files do not.
- Paying for fake signals. Some "AI visibility" work is just paid forum posts pretending to be happy clients. It is a reputational risk, not a strategy.
What GEO can honestly do
It can make your site clearly readable to AI, describe you accurately with structured data, answer the questions buyers ask, and present a consistent identity across the web. That improves your odds of being understood and cited. It is a real, worthwhile edge, especially while most agents have done none of it.
