Ask an AI "who is a good real estate agent" and you get a vague answer. Ask "who is a good listing agent for mid-century homes in [neighborhood]" and you are far more likely to get actual names. Specialty beats generic, and that is your opening.
Why specific wins
Broad queries are too contested for an engine to answer with confidence, so it stays general. Narrow queries have fewer credible matches, so the engine is willing to name the agent whose online presence clearly fits. For most agents, competing on "best realtor in [big city]" is hopeless, while "best agent for first-time buyers in [specific suburb]" is winnable.
Pick your lanes and claim them
Choose a few true specialties, by area, property type, or client situation, and build real pages for each: a guide to buying in that neighborhood, a page on your experience with that property type, an explainer for that client situation. Make your focus unmistakable across your site and profiles. You cannot be the answer to everything, but you can be the obvious answer to something specific.
Find your winnable queries
Test narrow prompts in ChatGPT and Perplexity for your real specialties and see who gets named. Then run GeoRoar's free audit to make sure the pages backing those specialties are readable and well structured, so when the engine looks for a match, it finds a clear one.
