If you are going to invest in AI visibility, you want to know whether it is working. You can, within limits, and the honest part is the limits.
The free ways to measure
Two free tools already in most agents' reach help. In Google Analytics 4, watch for referral traffic from AI domains like chatgpt.com and perplexity.ai; it is usually small but growing, and the trend matters more than the number. In Google Search Console, track branded searches for your name and brokerage, since rising branded search often follows AI exposure. And the simplest check of all: ask the engines your client questions regularly and note whether you start getting named.
What the paid trackers do and do not do
Tools that monitor AI citations can be useful for watching trends over time, but be clear-eyed: their scores shift as the models change, a single sourcing change by an engine can swing your numbers, and vendors have an incentive to make progress look bigger than it is. Use them as a directional gauge, not a precise scoreboard.
Measure the inputs you control
Outputs are noisy, but inputs are not. Your site's structure, schema, answerability, and entity clarity are measurable and stable. GeoRoar's free audit scores those on a fixed rubric, so you get the same result for the same site every time, and Monitor re-checks weekly for $19 a month so a site update does not quietly undo your work. Run the audit to set your baseline.
